2017 Favorites: Mixed-use building on Morgan Ford in the Tower Grove South Neighborhood

The strip of Morgan Ford Road between Arsenal and Chippewa in Tower Grove South is the second major commercial strip in this great neighborhood behind South Grand.

Per an April, 2017 St. Louis Post-Dispatch article:

A group of investors wants to turn the car wash at the corner of Connecticut Street and Morganford Road into three-story building with about 26 apartments and 6,000 square feet of ground-floor retail.

Another favorite from 2017 simply because it replaces a car wash with a much higher use for an urban commercial strip. And for those who lament the loss of a car wash, you are still in business.  The former QT on Kingshighway in the same TGS neighborhood closed and moved just up the street and is now being replaced by a massive car wash...both properties can be seen from space they are so large.

The car wash is already gone, so this one seems to be moving ahead.

Per a NextSTL story from April, 2017, the parking appears to be in a garage with access from Connecticut Avenue. It is great to see smart design that complements our neighborhoods vs. the suburban stuff like the 7-11 just to the north.

I really like the modern look of this one and I think three stories is perfect for the street. Hopefully Morgan Ford continues to become a destination spot for the neighborhood and visitors alike.
